HOW IT WORKS

We look at the lot before we quote

A parking lot striping quote isn't something you can generate from a spreadsheet. Two lots with the same number of stalls can be completely different jobs depending on the condition of the pavement, how faded the existing lines are, whether the layout needs to change, and what stencils and markings are required.

We do a site inspection before we put a number on anything. That way you get a price that reflects the actual job, not a ballpark that turns into a surprise at invoice time.

WHAT WE ASSESS

What goes into your quote

These are the factors we look at when we walk a lot. Each one affects how long the job takes and what materials it needs.

Lot size and stall count

More linear footage means more paint and more time. We measure the full scope — stall lines, drive aisles, perimeter — before quoting.

Pavement condition

We look at cracks, surface texture, sealcoat condition, and how clean the lot is. Rough or dirty surfaces need more prep before paint goes down. A freshly sealed lot needs to cure before we can stripe it.

Faded vs. new layout

Restriping existing lines is the most straightforward job. A new layout — or changing an existing one — takes more time because we're working from scratch and may need to black out old lines first.

Required markings

ADA symbols, fire lane stenciling, directional arrows, STOP bars, curb painting — each one adds time. We quote everything included so there are no surprises.

Paint type

Standard water-based traffic paint works well for most commercial lots. Thermoplastic is more durable and lasts years longer — worth it in high-traffic areas or wherever lines take a beating. We'll tell you which makes sense for your situation.

Access and scheduling

Jobs that need to be done in sections around active traffic, or that require off-hours work, take more coordination. We factor that in upfront.

A standard commercial restripe includes stall lines, traffic flow arrows, ADA-compliant accessible spaces, and any stencils in the original layout. Fire lane markings and curb painting go in the quote too if your lot needs them.
